Unit 2 looks at the necessity of prorating various utilities and taxes, the correct procedures for documenting prorations, and special assessments and their inclusion in the WB Offer to Purchase. Unit 3 covers laws requiring full disclosure for licensees acting as principals in their own interest, the roles and ethical expectations of licensees regarding disclosure according to Wisconsin laws and codes, and national and state laws related to compensation.

This course includes the following elective topics: Disclosure for Wisconsin Licensees (1 Credit-Hour), Tax Proration and Special Assessments in Wisconsin Offer to Purchase (1 Credit-Hour), and Personal Transactions for Wisconsin Licensees (1 Credit-Hour).

Unit 1 topics include important aspects of buyer agency in Wisconsin such as the buyer agency agreement (WB-36), variations in representation relationships, and the advantages of buyer agency. Unit 2 looks at contract drafting including important dates, deadlines, and parties and how to use approved forms. Unit 3 covers what happens when a transaction does not close, with topics including laws related to amending a real estate condition report, Wisconsin Offer to Purchase, and disbursement of earnest money.

This real estate course fulfills the requirements for Wisconsin’s 2025–2026 Continuing Education Curriculum. Unit 1 topics include the disciplinary process under Wisconsin law, the application of state laws through disciplinary actions, and the added responsibility the National Association of REALTORS® Code of Ethics places on real estate professionals. Unit 2 looks at the impact of a national lawsuit on Wisconsin real estate commissions and buyer agreements, as well as new or revised state administrative codes related to the profession. Unit 3 covers Wisconsin real estate case laws, including how these laws are applied and interpreted in these cases and the penalties associated with them.

This real estate course fulfills the requirements for Wisconsin’s 2025–2026 continuing education curriculum. Unit 1 topics include fair housing issues related to state law geared to real estate licensees. Unit 2 covers the history of fair housing and fair housing laws related to real estate on the national level. Unit 3 delves into state laws related to advertising for licensees, best practices in fair housing marketing as identified by the NAR Code of Ethics, and real estate marketing requirements under WIS STAT 452.136. The final exam is 15 multiple-choice items.

This course includes the following mandatory topics: Fair Housing I for Wisconsin Licensees–State Law (1 Credit-Hour), Fair Housing II for Wisconsin Licensees–Federal Law (1 Credit-Hour), and Advertising for Wisconsin Licensees (1 Credit-Hour).
