Salesperson Pre-licensing Education Requirements

  • Be 19 years of age or older
  • Be a United States citizen or lawfully admitted alien
  • Furnish proof of high school diploma, equivalency or evidence of participation or enrollment in a homeschool program from the Department of Education
  • Successfully have completed 60 hours of education to be made up of two courses in Real Estate subjects that must be at least 30 hours each
  • Successfully have completed 6 hours related to Professional Practice and Standards
  • Nebraska Checklist Help Guide
  • Submit fingerprints for criminal background check
  • Obtain Errors and Omissions Insurance
  • Pass State and National Exam
  • Complete Salesperson Application Packet, review all items suggested
  • Submit application, including a passport-type photo, head-and-shoulders photo of the applicant only. The photo should be 2 inches by 2 inches, and taken within the last year. 
  • Work under licensed broker
  • Submit the License Application Fee (Salesperson and Broker) and License Exam Fee (Salesperson and Broker), which can be found here

Broker’s Pre-licensing Education Requirements

Be 19 years of age or older

  • Be a United States citizen or lawfully admitted alien
  • Furnish proof of high school diploma, equivalency or evidence of participation or enrollment in a homeschool program from the Department of Education 
  • Been actively licensed as a salesperson for 2 years
  • Successfully have completed 60 hours of education to be made up of two courses in Real Estate subjects that must be at least 30 hours each, in addition to the salesperson requirements
  • Successfully have completed 6 hours related to Professional Practice and Standards
  • Submit fingerprints for criminal background check
  • Obtain Errors and Omissions Insurance
  • Pass State and National Exam
  • Complete all requirements for licensure within 30 days of passing exam

Post-License Education Requirements

All licensees shall, within 180 days after license issuance, furnish satisfactory evidence of completion of 12 hours of class study in a commission-approved class related to required knowledge and skills for real estate practice, including, but not limited to, completing contracts and listing agreements, and handling of client funds. 

If a licensee fails to do so, the commission shall place their license on inactive status until the commission receives such satisfactory evidence. 

Salesperson and Broker First Renewal Education Requirements

  • First-time licensees must complete 18 hours of education within the first year of licensure
  • All education must be completed by November 30th
  • Does not matter if licensee was licensed January 1st of that year or September 30th; all education is due by November 30th

Salesperson and Broker Continuing Education Requirements

  • Renewal periods are every two years by November 30th of renewal year
  • Licensees must complete 18 hours of education for each renewal period to include:
    • 12 hours of education
    • 6 hours of commission-approved education
