Broker Pre Licensing Education Requirements
- Be 18 years or older
- Provide proof of high school diploma or equivalent
- Successfully complete 90 hours of education within 2 years before applying for exam. Education must include:
- 60-Hour Real Estate Fundamentals course
- 30-Hour Real Estate Practices course
- Submit Criminal history questions and provide documents if necessary
- Submit fingerprints for a background check when applying for initial licensure, as well as every 6 years afterward.
- Before scheduling exam, must register as a student on testing vendor’s site.
- Go to www.goAMP.com
- Click Portals Tab at the top of the screen
- Select “Washington Real Estate Licensing Examinations” under Student User section and follow registration instructions
- Students will need to use School Code to register (S1401 Kaplan Real Estate Education)
- Pass Broker’s Exam
Managing Broker Pre Licensing Education Requirements
- Be 18 years or older
- Provide proof of high school diploma or equivalent
- Have at least 3 years full time experience as an active real estate Broker or other qualifying experience as described in WAC 308-124A-713
- Successfully complete 90 hours of education within 3 years before applying for the exam. Education must include:
- 30 hours of Brokerage Management
- 30 hours of Business Management
- 30 hours of Advanced Real Estate Law
- Submit Criminal history questions and provide documents if needed
- Applicants school must provide course completion information to AMP before ability to schedule exam. If applicant is not registered as a user on AMP website, provide registration instructions above.
- Pass the Managing Broker’s Exam
Broker First Renewal Continuing Education Requirements
- Licenses expire every two years
- Applicants are able to renew 120 days before expiration of license
- Per WAC 308-124A-785 a broker’s first active renewal must show proof of completing 90 hours of education, including:
- 30 hour Advanced Practices Course
- 30 hour Real Estate Law Course
- 3 hour Core Course
- At least 27 hours other approved continuing education
- Hour must be started after the date of first licensure
- Renewals can be done by mailing in paperwork or using online services

Broker Subsequent Renewal Continuing Education Requirements
- Renewals are every two years
- Applicants may renew up to 120 days before expiration of license
- Per WAC 308-124A-790 a brokers subsequent renewal must show proof of completing 30 hours of education including:
- 3 hour Core Course
- At least 27 hours of other approved education
- At least 15 hours must be completed within 24 months of renewal date
- Licensees may use up to 15 hours of unused education completed within 48 months of renewal date

Managing Broker Continuing Education Requirements
- Renewals are every two years
- Applicants may renew up to 120 days before expiration of license
- Per WAC 208-124A-790 a managing broker’s renewal must show proof of completing 30 hours of education including:
- 3 hour Core Course
- At least 27 hours of other approved education
- At least 15 hours must be completed within 24 months of renewal date
- Licensees may use up to 15 hours of unused education completed within 48 months of renewal date.
