Pre-licensing Education Note
The Massachusetts Board of Registration of Real Estate Brokers and Salespersons requires license applicants to successfully complete 40 hours of pre-licensing education—at least 21 hours of which must be live online instruction. The remaining hours can be completed online on your own schedule and in any order.

- Pass the licensing exam (includes both state and general portions) within 2 years of taking education
- Obtain 3 complete candidate endorsements from individuals unrelated to the candidate

Massachusetts Real Estate Licensing Information, Reciprocity, and Portability

- State Governing Body: Massachusetts Board of Registration of Real Estate Brokers and Salespersons
Reciprocity: Massachusetts offers reciprocity in the following states: Colorado, Connecticut, Georgia, Iowa, Mississippi, Nebraska, New Mexico, Pennsylvania, Rhode Island, Tennessee, and West Virginia. If in Oklahoma, you must be licensed for two years before applying.
Steps to Real Estate License Reciprocity in Massachusetts:
- Step 1: Provide proof of licensure
- Step 2: No additional exam or education is required for reciprocal states
- Step 3: Provide notarized CORI form
- Step 4: Provide recent color photo (passport-style)
- Step 5: Broker applicants must provide a $5,000 surety bond in their name before applying
- Step 6: Provide Certified Letter of Good Standing from the reciprocating state, including:
- Issue and expiration dates
- License status and how it was issued
- Any disciplinary actions
- Applicants who passed an exam in a state not listed must submit an educational waiver to the board for approval before applying to take the exam
- Massachusetts waives the state’s portion of the initial real estate licensure fee for eligible veterans and military spouses

The fees associated with becoming a real estate agent in Massachusetts include an estimated $97–$425 for the required prelicensing education consisting of 40 hours; $85 for the salesperson exam fee ($54 for veterans); $103–$150 for first license prorated based on your birthday; and $12 for the PSI licensing fee to print your license.
If you need to retake the exam, it costs $54. Once licensed, you must renew it every two years on your birthday for $103.
