Wisconsin Real Estate Licensing Information, Reciprocity, and Portability

Reciprocity: Wisconsin offers partial reciprocity in the following states: Illinois and Indiana

  • Steps to Real Estate License Reciprocity in Wisconsin:
    • Step 1: Provide proof of active licensure for the last two years
    • Step 2: Pass the Wisconsin law portion of the exam
    • Step 3: Apply for a license
  • Steps to Real Estate License Reciprocity in All Other States
    • Step 1: Take 13 hours of sales education or complete 10 semester-hour credits in real estate or real estate–related law courses before taking the exam
    • Step 2: Pass the Wisconsin-specific salesperson exam
    • Step 3: Apply for a license

Military Portability:

  • Submit Form 3982
  • Pay the required fee
  • Be a current or former service member or the spouse of a current or former service member residing in Wisconsin
  • Hold a license, certification, registration, or permit that was granted by a governmental authority in a jurisdiction outside of Wisconsin 
  • Be in good standing with the licensing authorities in all jurisdictions where the applicant holds a qualifying credential
  • Provide documentation proving the applicant’s status as a service member, former member, or spouse of a service member or former service member
    • If unable to provide documentation, the applicant may submit an affidavit to the department or credentialing board as appropriate, stating that the applicant is a service member, former service member, or the spouse of a service member or former service member.
