South Carolina Real Estate Licensing Information, Reciprocity, and Portability

Reciprocity: South Carolina offers full reciprocity with Georgia and partial reciprocity with North Carolina

  • Steps to Real Estate License Reciprocity in South Carolina
    • North Carolina
      1. Pass the South Carolina law portion of the exam
      2. Provide certification of licensure
      3. Complete Unit IIIA Broker Management and IIIB Brokerage Principles
    • Georgia
      1. Statement from Georgia that the real estate license is in good standing
      2. Submit completed application
      3. Affiliate with a South Carolina broker in charge

Military Portability

  • State agencies will issue temporary licenses to military spouses in good standing from another state, subject to a criminal record check if required
  • Temporary licenses expire after 1 year and are non-renewable
  • Full licenses will be issued within 15 days for military spouses with substantially equivalent qualifications
  • This does not apply to attorneys or educators, with special rules for military spouse attorneys
