Real Estate Broker Prelicensing Education Requirements

A. Be 18 years old
B. Provide proof of high school diploma or equivalent
C. Complete 150 hours of education to include:

a. 30 hours—Real Estate Law
b. 30 hours—Oregon Real Estate Practice
c. 30 hours—Real Estate Finance
d. 15 hours—Contracts
e. 15 hours—Agency Law
f. 10 hours—Property Management
g. 20 hours—Brokerage Management

D. Pass the state and national exam
E. Complete background check and submit fingerprints
F. Pay applicable fee

Principal Real Estate Broker Prelicensing Education Requirements

A. Be 18 years old
B. Provide proof of high school diploma or equivalent
C. Have three years of active real estate license experience
D. Complete the 40-hour Broker Administration and Sales Supervision course (BASS) from a certified continuing education provider
E. Apply for a license, and pay the $300.00 nonrefundable fee
F. Pass the state and national exam
G. Pass background check
H. Choose to work under:

a. An existing registered business name—the principal broker of the business must log in and add your license to the business
b. Your own registered business name

Effective July 1, 2022, if you are a real estate broker, principal broker, or property manager renewing your active license or reactivating your license, you are required to complete a 3-hour Law and Rule Required Course (LARRC) containing instruction in state and national fair housing laws as part of your continuing education .

Real Estate Broker and Principal Broker First Renewal Education Requirements

A. Renewals are done online through ELicense
B. Licensees must keep a certificate of attendance for three years
C. Must complete the three-hour Law and Rule required course
D. Must complete the 27-hour Broker Advanced Practices

Real Estate Broker and Principal Broker Subsequent Renewal Education Requirements

A. Renewals are done online through Elicense
B. Licensees must keep certificates of attendance for three years
C. Must complete the three-hour Law and Rule required course

My license expires in April. What are my options during the crisis?

  • Complete your continuing education and renew your active license ($300) by April 30.
  • Renew your active license ($300) by April 30 and choose the option to delay your continuing education submission until May 31.
  • Renew your license inactive ($150) by April 30, complete your continuing education, and then reactivate your license ($150). Please note: you cannot conduct professional real estate activity while your license is inactive.
  • If your license expires, complete your continuing education and then renew your license late—($300 + $150 late fee). Please note: you cannot conduct professional real estate activity while your license is expired.
